Do you smell that?

What is that smell? Believe it or not, the sense of smell is the first thing that potential buyers use in connecting with a house.  There has been research on what makes a buyer want to buy YOUR house over another! 

  1. A Clean Smell
    Most of us associate “clean” with strongly scented cleaning products and disinfectants. But remember, a little goes a long way. You should always dilute your cleaning solutions so buyers don’t get overwhelmed.
  1. A Citrus Smell
    Using actual fruit is one way to get a clean smell without all the cleaning products. Lemon, orange and grapefruit scents are best. Our favorite tip is to grind up lemon or orange rind with a few ice cubes in the garbage disposal. This will freshen up the kitchen, one of the most important rooms in the house.
  1. A Natural Smell
    Sometimes the best scent is no scent at all. Try using cleaning supplies like baking soda and other non-scented products that neutralize odors. The idea is that simpler is better, so you want to avoid complex, artificial smells from potpourri, sprays and plug-ins, which can actually distract buyers and turn them off.
  1. Baked Goods Smell
    Nothing can make a house smell more like home than freshly baked goods like cookies, but be sure to stick to simple smells like vanilla, cinnamon and fresh bread. You don’t have to really bake anything. One trick is to boil some water and throw in a few cinnamon sticks an hour before a showing.
  1. A Pine Smell
    We all love that fresh pine scent? Especially with the holidays around the corner, it’s a great scent to greet buyers when they walk in the door. If you don’t want to put up a live tree, you can simply hang a wreath of tree trimmings or some fresh garland. You can’t go wrong with setting a holiday mood to inspire a sale.

October is Energy Awareness Month

As temperatures dip just a bit, you can almost smell pumpkin spice lattes; the leaves start to change colors, the mountains start getting a dusting of snow (or more than a dusting, depending on where you live in Colorado)... but did you know that October it's also Energy Awareness Month. Here's how you can reduce your household's energy consumption this fall while preparing for the seasons ahead; saving you money.

Reduce Home Energy Use

The average U.S. household consumes tens of thousands of kilowatt hours of electricity each year, and much of it is unnecessary. Making changes as simple as adding a few energy-efficient appliances and/or turning off gadgets when you're not using them can save you a significant amount of money while also reducing your carbon footprint and saving you money.

Don't fret if new Energy Star-labeled appliances aren't in the budget. Instead, try working in a few small changes from this Home Energy Checklist to help you save throughout the year. Here are a few more ideas: 

  • Unplug electronics, gaming consoles and chargers when not in use.
  • Insulate your water heater with a blanket and turn the temperature down to at least 120 degrees. 
  • Replace bulbs with LED or CFL bulbs and turn them off anytime you leave a room.
  • Schedule an energy audit and replace your thermostat with a programmable unit.

Prepare Your Home for the Cold

During winter months you can save additional money and energy with simple, inexpensive fixes like:

  • Using insulating drapes to help diffuse winter chill. Just make sure to open any south-facing drapes to take advantage of the sun's natural heating capabilities.
  • Finding and sealing air leaks. Check your windows, doors and pipes, and use weatherstripping or caulk to stop cool air from seeping in.
  • Closing fireplace dampers when not in use. You can also have the entire flume completely sealed off if you use your home's heating system exclusively.
Reducing your energy consumption not only makes a positive contribution to our planet, it also leaves money on the table for fun fall pastimes. With just a few of these small changes, you can get more from your energy budget.
